Q : I live in Harris County, why do I have to call the Galveston Central Appraisal District?
A : Sometimes a property can be under the jurisdiction of two appraisal districts. This happens when a taxing authority is so large that it overlaps two counties. Clear Creek ISD is one of those taxing authorities that overlap two counties. Therefore, all Galveston and Harris County properties taxed by CCISD are under the jurisdiction of Galveston CAD. Galveston CAD will grant exemptions, appraise property and maintain all property tax records for Clear Creek ISD. (866) 277-4725.

Q: How did you determine the appraised value of my property?
A : The Clear Creek ISD Tax Office does not appraise property. This is done by Galveston CAD. This includes Harris County property that is within the boundaries of Clear Creek ISD. Contact Galveston CAD for dispute resolution at (866) 277-4725. Galveston CAD is the only authority to change the appraised value of Clear Creek ISD property.

Q : I received a bill for personal property taxes, but I do not own any real estate; I just lease it for my business. Why am I receiving a bill on property I do not own? Should the property owner be paying this?
A: All businesses are taxed on their personal property, such as furniture, fixtures, machinery, equipment, inventory and vehicles. Most likely, the bill you received is for business personal property and not for the real estate itself. The real estate is taxed separately and the tax statement sent to the property owner.

Q : I closed my business, why am I receiving a tax bill?
A : You will be liable for taxes on the personal property that you owned on January 1. You are not relieved of the taxes because you no longer own the property. It is important that you contact the Galveston CAD at (866) 277-4725 when you close your business or move to a new location. If you do not contact them, your account may remain on the tax roll and can be assessed taxes in the future.

Q : I didn't get a tax bill, why do I have to pay penalty and interest?
A : As a property owner, you are responsible for making sure that the taxes are paid on time. The statements are mailed and taxes are due at the same time each year. If you have not received a bill you can print one from this web site or you can call our office. You do not have to have a bill to make a payment; just write your account number on your check with the correct amount. You may mail your payment or pay in person at our office. TEXAS PROPERTY TAX CODE SEC 31.01 states that failure to receive a bill does not change the due date or waive the penalty and interest. It is the property owner's responsibility to know when taxes are due.

Q : I am the new owner and did not own this property the entire year, why am I responsible for the entire year's tax?
A : At closing, the property taxes should have been disclosed to you on your closing statement. Check your closing statement as to the disposition of funds due you for the previous owner’s portion of the tax. This disclosure serves as notification of the property tax obligation, making the new property owner aware and responsible for the entire tax bill. We do not accept partial payment of taxes. Therefore, the full amount of taxes is due when the tax payment is submitted.

Q : I no longer own this property, why am I still getting a tax bill?
A : At the time the tax bill was mailed you were the recorded owner of the property. If you no longer own the property, may we suggest that you call Galveston Central Appraisal District (866) 277-4725. Inform them you no longer own the property and (if you know) who the new owner is.

Q : My mortgage company pays my taxes. Why did I get a tax bill?
A : If your mortgage company requests your tax bill, the original bill will be sent directly to the mortgage company. If your mortgage company did not request your bill before tax bills were printed, the original tax bill will go to the property owner. Sometimes mortgage companies do not request the tax bills until after we print and mail the original tax bills. If you receive a bill and your mortgage company is to pay your taxes, you should write your loan number on the bill and forward it to your mortgage company's escrow tax department. By doing this, you can confirm that your mortgage company has received your bill.

Q : I paid off my house. My mortgage company will not be paying my taxes this year. How do I make sure that I receive my tax statement? When are the statements mailed out and when are taxes due?
A : You will want to call all of your tax offices and have them remove the mortgage code and inform them you will be paying your own taxes. This insures that the tax bills will be mailed to you. Sometimes mortgage companies do not update their files regularly, and may unknowingly request your tax bill. Tax bills are mailed in October and you have until January 31 to pay the bill without penalty and interest. Some taxpayers pay by December 31 for income tax purposes. If you have not received your tax bill by Thanksgiving you may print one from this web site. It is the property owner’s responsibility to make sure that they receive a tax bill.

Q : Where is your office located?
A : The Clear Creek ISD Tax Office is located in the Clear Creek ISD Education Support Center on FM 2094. The street address is 2425 E. Main St., League City, TX 77573. We are situated between the Clear Creek High School Football Stadium and the Clear Creek Ninth Grade Center on FM 2094. Please note that Main St. (AKA FM 518) will split into FM 2094 and will “Y” off as FM 518. You should continue straight onto FM 2094. We are in a blue and beige brick building, directly across the street from Subway and Safari Animal Clinic on FM 2094.

Q : Why do you have two different mailing addresses?
A : You may mail to the Houston address, if you will be sending the detachable portion of your tax bill with your payment. Payments are read electronically and are posted to the accounts without delay. Use the League City address if you do not have a tax bill, if you are over 65 or disabled. We can verify the account number and amounts before payments are posted to an account.

Q : Why can't I pay my tax bill in partial payments?
A : This office is only authorized to accept the full amount of taxes and any penalty and interest that may due at the time payment is rendered. It is not the practice of this office to accept partial payments.

Q : I was charge a Late Rendition Penalty, what is this?
A: Chapter 22, Texas Tax Code, requires owners of business personal property to file a rendition describing the property with the chief appraiser by April 15.
The rendition penalty is a penalty created by the Texas Legislature on those businesses failing to file their business personal property rendition, or filing their rendition late, or file an incomplete rendition to the appropriate appraisal district. Galveston Central Appraisal District is the authorized appraisal district for Clear Creek I.S.D. This includes all property located in Galveston and Harris County that is taxed by Clear Creek I.S.D. Tax Office. The rendition penalty is generally equal to 10% of the amount of property taxes ultimately imposed on the property. If you fail to pay this penalty you will be subject to civil action for collection in the courts.
